Trane Tracer Summit was a popular building automation platform through the 2000s and 2010s. If your building runs Tracer Summit, you're likely aware that Trane has moved on to newer platforms. Here's what that means for your building and what options you have.
The End of Support Reality
Trane officially ended active development on Tracer Summit years ago, focusing instead on their Tracer SC+ and Tracer Ensemble platforms. For building owners, this means:
- No new features: The platform is frozen; no improvements coming
- Limited parts: Replacement components increasingly scarce
- Reduced support: Fewer technicians trained on the platform
- Security concerns: No patches for vulnerabilities
- Integration limits: Difficult to connect modern equipment
Understanding Your Tracer Summit System
System Components
- Tracer Summit Workstation: PC-based supervisory interface
- BCU (Building Control Unit): Main system controller
- UCM (Unit Controller Module): Equipment-level controllers
- VAV controllers: Zone-level control devices
Communication
Tracer Summit uses proprietary Trane communication protocols, with BACnet available on newer controller versions. The proprietary elements create integration challenges as the system ages.
Option 1: Upgrade to Tracer SC+/Ensemble
Trane's recommended path is migration to their current platforms.
What This Involves
- New Tracer SC+ supervisory controller or Tracer Ensemble platform
- Controller replacement or integration via BACnet where available
- New workstation interface
- Graphics and programming migration
Advantages
- Manufacturer-supported migration path
- Deep integration with Trane equipment
- Modern web-based interface
- Continued Trane relationship
Considerations
- Premium Trane pricing
- Continued vendor dependency
- May still require significant controller replacement
Option 2: Open Platform Migration
Move to an open platform like Niagara Framework that provides vendor independence.
What This Involves
- New supervisory platform installation
- Integration with existing controllers via BACnet or protocol drivers
- Gradual controller replacement with BACnet devices
- New graphics and programming
Advantages
- Competitive service from multiple integrators
- Multi-vendor flexibility for future equipment
- Lower ongoing costs
- Freedom to choose any BACnet equipment
Considerations
- Integration with proprietary Trane protocols may have limitations
- Need to find qualified Niagara integrator
- Loss of some Trane-specific features
Option 3: Strategic Maintenance
Continue operating Tracer Summit with strategic repairs until a larger change makes sense.
When This Makes Sense
- System is functional and meets current needs
- Major renovation or sale planned in 3-5 years
- Capital for replacement isn't available
- Service provider can still support the system
Key Practices
- Stock critical spare parts while available
- Document system thoroughly for future reference
- Maintain relationship with experienced service provider
- Budget for eventual replacement
Migration Planning
Assess What You Have
- Inventory all Tracer Summit components
- Identify controllers with BACnet capability vs. proprietary-only
- Document current sequences and programming
- Note field devices that might be reusable
Define What You Need
- What capabilities are missing in your current system?
- What integration requirements exist (new equipment, meters, etc.)?
- What's your compliance position (Local Law 97, etc.)?
Evaluate Options
- Get proposals from Trane and independent integrators
- Compare approaches on cost, capability, and flexibility
- Consider phased implementation to spread costs
Cost Expectations
Trane Platform Upgrade
- Tracer SC+ with integration: $50,000 - $150,000 for mid-size building
- Add controller replacement: $2,000 - $5,000 per controller
- Graphics and programming: significant additional cost
Open Platform Migration
- Niagara platform: $30,000 - $80,000 for mid-size building
- Integration and programming: $20,000 - $50,000
- Controller replacement: $2,000 - $4,000 per controller (BACnet devices)
Working with Trane Equipment
One advantage of Trane buildings: the mechanical equipment itself is often excellent. Chillers, air handlers, and rooftop units from Trane can operate for decades with proper maintenance.
Your BMS decision doesn't have to match your equipment vendor. Modern Trane equipment offers native BACnet that works with any BMS platform. You can keep your Trane mechanical equipment while running an open BMS.
