Historic Federal Transportation Terminal
Transportation Custom Interface

Historic Federal Transportation Terminal

Midtown Manhattan, New York

The Challenge

A 486,000 sq.ft. transportation and retail complex set in a landmark historic building required a custom scheduling interface to accommodate the complex grouping of terminal units throughout the property. COVID restrictions meant most work had to be done remotely.

Our Solution

We developed a custom web-enabled scheduling solution that allows flexible zone-based control at any time of day. The system was delivered on time through remote collaboration during the pandemic, working within limited middleware technologies.

The Results

  • On-time delivery despite COVID restrictions
  • Flexible zone-based scheduling for all terminal units
  • Web-enabled interface for remote management
  • Seamless integration with existing infrastructure

Twin Tower Mixed-Use Complex
Commercial Multi-Tenant

Twin Tower Mixed-Use Complex

Long Island City, Queens

The Challenge

Twin 26-story mixed-use towers with major retail and commercial anchor tenants required a seamless BMS solution with custom interfaces for each tenant. Each tenant required secure, isolated access while building engineers needed central oversight.

Our Solution

We assembled tenant-dedicated hardware setups serving custom-built web interfaces on secure local networks. Integrated overtime systems allow self-service tenant requests while maintaining central oversight for facility engineers.

The Results

  • Secure tenant-isolated BMS interfaces
  • Self-service overtime request system
  • Unified view for building engineers
  • Scalable architecture for future tenants

Healthcare AAM Migration

Major NYC Medical Center

Bronx, New York

The Challenge

During the pandemic, a major NYC hospital needed to remain operational 24/7 while requiring an urgent upgrade to their American AutoMatrix infrastructure. Maintaining 100% uptime was non-negotiable. Budget constraints added additional pressure.

Our Solution

We employed a methodical phased implementation with careful coordination around hospital operations. Every cutover was planned for minimal-impact windows with full rollback capability. SPL programming was extracted and preserved before any hardware changes.

The Results

  • 100% uptime maintained throughout upgrade
  • AAM programming successfully preserved and migrated
  • Budget-conscious phased approach
  • Enhanced system reliability post-upgrade

Federal Command & Data Acquisition Facility

US Government — Mid-Atlantic Coast

The Challenge

A federal command and data acquisition facility had a legacy Honeywell EBI BMS experiencing component failures. They needed a cost-effective upgrade without a complete rip-and-replace. Government procurement cycles added complexity.

Our Solution

We developed a phased integration strategy that preserved existing infrastructure while modernizing critical components. The approach fit within government budgeting cycles and avoided long implementation timelines.

The Results

  • Unified smart building system achieved
  • Existing infrastructure preserved where viable
  • Government budget requirements met
  • Staged upgrades reduced risk

The Challenge

A New York City public school faced failing HVAC controls on two critical air handling units mid-school year. The existing contractor had been unable to resolve persistent issues across AHU4, AHU5, and multiple AC units. Students and staff were experiencing comfort complaints with the building fully occupied.

Our Solution

Brought in as a rescue contractor, we performed a complete field verification of all I/O points, identified wiring and programming deficiencies, and rebuilt control sequences from scratch. All work was coordinated around the active school schedule — programming, testing, and commissioning completed after hours and on weekends to avoid classroom disruption. A third-party commissioning agent verified every sequence against spec.

The Results

  • AHU4 and AHU5 fully commissioned and operational
  • Multiple AC units debugged and checked out
  • Zero disruption to active school schedule
  • Complete as-built documentation delivered
  • All sequences verified by independent commissioning agent

University Chiller Plant — SAGE to Niagara Migration

Brooklyn, New York

The Challenge

An urban university campus needed to migrate a multi-building chiller plant from a 20+ year old SAGE building automation system to modern Niagara N4. The chiller plant serves multiple towers and cannot be taken offline. Existing SAGE sequences contained years of operational tuning that had to be preserved through the migration.

Our Solution

We executed a controller-by-controller migration strategy, replacing legacy SAGE hardware with modern DDC controllers running Niagara N4. Each SAGE controller's SPL programming was reverse-engineered, documented, and rebuilt as equivalent Niagara sequences before any cutover. The plant remained fully operational throughout. Real-time monitoring via Niagara was established before each legacy controller was decommissioned.

The Results

  • Legacy SAGE sequences fully preserved and modernized in Niagara N4
  • Chiller plant operational throughout phased migration
  • Open BACnet/IP communications replacing proprietary protocol
  • Remote monitoring and diagnostics capability established
  • Campus facilities team trained on new platform

Upscale Restaurant — Hudson Yards
Hospitality Custom iOS Interface

Upscale Restaurant — Hudson Yards

Hudson Yards, New York

The Challenge

A high-profile restaurant at Hudson Yards required a custom BMS interface elegant enough for front-of-house use. Traditional BMS interfaces were too technical for staff use. The aggressive 6-month timeline added pressure.

Our Solution

We designed and built a custom iOS solution that elevated the occupant experience. Staff can now manage comfort settings from iPads throughout the restaurant with an intuitive interface that matches the venue's aesthetic.

The Results

  • Delivered within 6-month timeline
  • iPad-based comfort control for staff
  • Seamless integration with building systems
  • Enhanced guest experience
